Interaction between people, collectivity, integration with nature, outdoor life, innovation and sustainability. The concept of Pátio Civitas serves the essence of Pedra Branca Creative City, in Palhoça, a neighborhood planned to provide quality of life for those who live, work, study and frequent the place – a city made for people. This philosophy is so important for the project that it was reinforced in the name of the residential: civitas means city, in Latin.
Pátio Civitas is a mixed development, located on Passeio Pedra Branca, with shops on the ground floor and multifamily residential units. It was organized in two parallel towers with 11 reference floor plans, ground floor and underground. “The towers were implanted in the land in order to form a central patio, an important integrating element of the project”, explain the authors of the architectural project, developed by ARK7 Arquitetos, an office led by architects and urban planners Adriano Kremer, Giovani Bonetti, Leandro Rotolo, Marcos Jobim, Silvana Carlevaro Jobim and Tais Marchetti Bonetti.
The central courtyard – with open leisure spaces, adult and children’s pools, collective garden, playground and bicycle rack – was designed by JA8 Arquitetura e Paisagem, directed by architect Juliana Castro and engineer Clarice Wolowski. The common area also has a party room, playroom and gourmet space, in addition to shared living spaces, with interior design by the StudioM office, by architects Mariana Schwartz Gomes and Amanda Camargo. In total, there are more than 18 thousand square meters of built area.
The plants were designed to provide the functional and intelligent use of spaces. The efficient organization and integration of the environments were prioritized in the design of the apartments, with two and three bedrooms, with units between 65 square meters and 140 square meters. On the ground floor, the Pátio Civitas has 14 offices/shops with facades facing the wide and wooded sidewalk. These commercial spaces are flexible, with areas between 32 and 55 square meters.
Units qualification
The delivery of the project is scheduled for the first half of 2020 and should surprise the residents. This is because a series of improvements are being made in the building in relation to the initial specifications foreseen in the memorial, such as, for example, the inclusion of electric blinds and the installation of a digital lock on the entrance door of the unit, with password access options, tag or biometrics. The access door also gained a solid core model with built-in guillotine, which provides better sound insulation and security. In the bathrooms, the countertops will be in white marble, instead of the white granite expected. And the apartment will be delivered painted in the exclusive color Civitas Pedra Branca, specially developed for the project.
“In Pedra Branca Creative City we seek a standard of continuous improvement with each project we launch”, reinforces Juliana Dal Piva, architect at Grupo Pedra Branca. Among the differentials is the installation of high-efficiency elevators, with a lower level of noise and vibration, as well as less need for maintenance. An electric generator guarantees its operation in the event of a power failure, as well as the operation of the pumps for the hydraulic and fire systems and the access gates to the garage and buildings.
As an urban kindness, Pátio Civitas will give rise to a qualified promenade, with trees, urban furniture and other public facilities available to residents and visitors to the neighborhood. This promenade will establish the connection between the project and the other structures on the site.
High performance and sustainability
The project planning followed the requirements of NBR 15,575, the so-called Building Performance Standard, to guarantee quality, comfort and safety. “Studies were carried out in order to determine the thermal performance of the walls of the facades and the acoustic performance of the external vertical (facade), internal (internal walls) and floor systems (slabs) of the project’s housing units. The objective was to meet the acoustic performance parameters of the NBR 15,575 standard, also known as Performance Standard”, explains Juliana.
According to her, a simulation was also carried out to determine the luminous performance of the housing units of the Pátio Civitas project regarding the criteria of natural lighting, obeying the parameters determined in NBR 15.575-1. Windows with wide opening spans favor the incidence of natural light in the internal spaces.
The high performance of Pátio Civitas also extends to the expected sustainability items. The building features a rainwater harvesting system for reuse in garden irrigation and in the toilets and water heating of the units by an integrated system of individual gas heater and solar panels. Water, gas and energy measurements will be individual, and water meters will be equipped for future remote measurement.
